The financial backer rents with the tenant, who accepts, in the conditions stipulated in this lease and his appendices, the country cottage L'Anta Rousa. This country cottage is rented for the use of 12 people (13 at the most with an auxiliary bed, without counting the crib).
EC LEASE EAST SHOWN THE FOLLOWING CONDITIONS:
1. It will start at seventeen hours, to finish at nine thirty, any renewal of the lease being excluded.
2. The rent is in francs. It is
payable as follows:
a) 50% with the signature of the contract, by way of down
payment;
b) the balance when taking in possession of the country
cottage.
3. The tenant also pours in advance, at the latest with the input in possession, an amount of 200.-- francs intended to cover the possible damage. The totality or the balance of this guarantee will be refunded to him after the final calculation of the expenses, in the following month.
4. All the payments must be made to the Banque cantonale du Valais, 1951 Sion, CCP 19-81-6, in favour of Perrin Samuel and Francine, account number L0840.29.94 or cheque with the address of the financial backer.
5. When the contract is signed by correspondence or without a preliminary visit, the taker commits himself in advance to accepting the country cottage furnished as described in the offer. Without complaint within 24 hour as of possession of the buildings, the tenant admits to have received them in good condition and in conformity with the inventory.
6. The tenant commits himself to paying, in addition of the hiring, any lost object, destroyed or deteriorated.
7. The heating, hot and cold water, electricity and various taxes as well as the expenses in laundry at the end of the stay (linen and kitchen provided by the financial backer), are included in the rent mentioned above. Only the visitor's tax and the expenses of telephone calls are not included in the price of hiring. A telephone is installed in the country cottage. The communications are paid at the end of the stay or will be retained from the amount of the guarantee. Any extra charges will be invoiced.
8. Animals are not tolerated in the country cottage.
9. This contract is worth ackowledgement of debt within the meaning of article 82 LP for the amount of the hiring as for all the sums due by the tenant under the terms of the provisions which it contains.

11. The general conditions below are integral part of this contract.
12. For all the litigations being able to result from interpretation, execution, inexecution or application of this contract, the tenant states to make election of residence, attributive of jurisdiction, to the proper authority of the country cottage situation.
13. This signed contract as well as the down payments must be in possession of the financial backer for at the latest. If not, the financial backer reserves the right to occupy the buildings.
General conditions
14. Taking possession of the rented buildings can only be done from 7 o'clock p.m. and on. The tenant will find the keys near the financial backer.
15. If for any reason (death, disease or else), the tenant do not take possession of the rented places or occupy them partly, he will be held responsible for the payment of 50% of the hiring price, without being able to claim with an unspecified abatement. A cancellation insurance can be concluded by the tenant.
16. The inventory available will be recognized by the tenant on his arrival. He will assume any responsibility and necessary precaution to avoid damage of all kinds (water, fire, electricity, freezing, etc). He is committed to covering the expenses resulting from a negligence of its own or other occupants from the country cottage.
17. The tenant is responsible for the buildings rented throughout all this contract. He has the obligation to inform the financial backer or his representative of all repairs to be made. He exposes himself to the payment of the expenses for the work ordered from the financial backer.
18. At the time of departure, the country cottage must be cleaned. A more thourough control of the kitchen (furnace, vitroceramics, refrigerator) and bathrooms will be carried out by the financial backer. The tenant will have to leave a clean and well arranged crockery and will deposit the garbage (in the plastic bags) at the proper place. Cloths, covers and linen used will be gathered in the wash-house. If the country cottage is returned in a state which does not correspond to a normal use, supplements will be invoiced for special cleaning. The tenant will announce his departure at least a day in advance. It is held to announce the damage caused during its stay. The expenses of repair or replacement of the damage or break-ins discovered after the departure will be invoiced to him.
19. The buildings are rented bound for dwelling, other than all other use; the tenant cannot sub-lease them nor to let his lease without express authorization of the financial backer.
20. The financial backer is not responsible for the irregularity of the water or electricity services, and declines any responsibility for it.
21. The obligatory visitor's tax is the responsibility of the tenant (to be paid with the Tourist bureau), in accordance with the law on the organization of the UVT (Union Valaisanne du Tourisme). The tenant is made aware of the legal follow up for non-payment of the visitor's tax.
22. The tenant will conform to the Payment of house and the Payment of font. The financial backer reserves the right to visit or someone visit the rented buildings at any time.
23. The real and movable insurance is the responsibility of the financial backer, while that of the personal effects of the tenant is on his own.
24. The tenant declares being assured of civil liability and on request will communicate the address of his insurance company to the financial backer.
25. The prices indicated on this contract are in Swiss francs.
